Passive fire installation to apartment penetrations with good access and practical lessons around top plate sealing inside structural walls.

Access to penetrations was excellent across the building. Most penetrations were located at normal ladder height which made installation safer and more efficient.

Learn

All structural walls that have penetrations through the top plate inside the walls need to be sealed. These can be missed because they are concealed within the wall structure.

Existing old penetrations were not fire rated to the current code. Because the substrates were altered, these penetrations had to be reviewed and upgraded to comply with the current Building Code.

The system required intumescent brush grade to paint the timber frame and mastic to seal the joints. The full tested system detail matters, not just the batt board itself.
